Fireplace repair in Boston's older masonry

Much of the city's brick housing stock predates 1940. Open masonry fireplaces are the norm, with brick or clay-tile-lined flues. The oldest ones are unlined, or only parged with mortar. So a repair visit starts inside the firebox, not on the roof.

The usual findings are mundane. Firebox mortar joints washed out by heat. Loose back-wall brick. A throat damper rusted open or missing its handle. Rough smoke chambers that need parging smooth. Tall narrow party-wall flues cause downdraft and smoke rollback, and that is a sizing and draft problem, not a dirty-flue problem.

Prefab units in condos, additions and newer construction behave differently. The factory-built metal firebox sits in a chase with Class A pipe. Refractory panels crack; panel makers treat a crack that accepts a dime's edge as a replacement trigger. Parts must match the data tag inside the unit. When a model is discontinued, patching it is not a repair we will sell.

Water drives most of the rest. Failed crowns, spalling brick, missing caps on idle flues, step and counter flashing leaking at slate. Fix the water path first or the masonry work fails again.

In two- and three-families, shared flues get checked before anything is relit.
