Chimney Inspection in Boston, MA

What a chimney inspection actually covers in Boston

The work starts inside, at the firebox. We open the damper and check it swings free. Smoke chamber gets a light and a mirror. Then the flue itself, usually by camera, run from the bottom up. Clay tiles are checked joint by joint for cracked or missing mortar. Next the basement or utility room, where the oil or gas appliance vents in. Then the roof, if pitch and footing allow. Crown, cap, top courses, flashing.

In pre-1940 Boston brick stock we often find unlined or parged flues. A parge coat sheds over decades. The camera shows bare brick and open joints behind it. That changes the conversation toward a stainless liner, not a sweep.

Exterior chimneys on the weather side take the worst of freeze-thaw. Spalling faces and soft mortar show up often. Crowns split straight through too.

Two- and three-family buildings get extra attention. Shared flues are a real hazard here. One camera pass can reveal a second appliance connected into the same flue, or a long-abandoned thimble never sealed.

Documentation matters at sale. A Level 2 inspection with video is what most closings and insurers want, and it is what we write up.
